Terraces, patios and communal areas in Benalmádena

In shortWe lay terraces, patios, pool surrounds, garden paths and outdoor steps across Benalmádena, including Arroyo de la Miel, Benalmádena Costa, Benalmádena Pueblo, Torrequebrada, La Capellanía and Torremuelle. Many jobs here involve a community of owners, so we explain what the community has to approve, quote in English and work to its rules. We are a paving contractor; design projects and licences stay with professionals or the town hall.

Which parts of Benalmádena do we cover?

All of it. Benalmádena belongs to the Costa del Sol Occidental comarca and runs from the seafront up to the old village, so a job may be a ground-floor terrace near the beach or a garden on higher ground. The named areas in our location data are:

  • Arroyo de la Miel and Benalmádena Pueblo
  • Benalmádena Costa and Torrequebrada
  • La Capellanía and Torremuelle

El Higuerón lies on the boundary with Fuengirola; if your home is there, the town hall that handles any paperwork depends on which side of the line the plot falls, and we check that with you at the start.

Is your terrace private or a common element of the community?

This is the first question in many Benalmádena enquiries. If you own a townhouse or a ground-floor flat in a complex, a terrace you use alone may still be legally a common element, and changing its surface can need the community's approval.

Under the Horizontal Property Law (Ley 49/1960), work on common elements requires a resolution of the owners' meeting under the majority rules of article 17. Your community administrator can confirm which majority applies to a given paving job, so we suggest asking before you commission anything.

  • Check your deeds or ask the administrator whether the terrace is private or common.
  • Ask whether the community requires a matching colour or format.
  • Find out the permitted working hours and where materials may be stored.
  • Share our written scope with the administrator if the meeting needs it.

What do we pave here most often?

For private homes, the typical request is a patio or porch next to the house or a paved terrace that replaces old tiles. For communities, it is often the pool surround, where slip resistance matters: Spain's Building Code asks for class 3 on pool surrounds within its scope, at least 1.20 m wide and built to avoid puddling. If a communal area has sunk in places rather than worn out, lifting and relaying is a repair job, and our sister site on lift and relay explains how that is done.

Outdoor steps between a terrace and a communal garden are another frequent item. When they form part of a shared route, the community decides on materials and finish; when they serve only your unit, we can lay outdoor steps in pavers or stone that continue the terrace surface without a visible change of style.

How do we work with owners who are not in Spain?

Many Benalmádena properties belong to owners who live elsewhere for part of the year. We agree the scope in writing in English, coordinate access with your property manager or the community concierge where there is one, and send photographs as each stage is completed. When something unexpected appears under the old surface, we stop and show it to you before deciding anything. Our areas page lists every municipality we serve, and the Costa del Sol Occidental paving hub gives broader background on materials and bases along this stretch of coast.

Frequently asked questions

Does my community have to approve a new terrace surface?

If the terrace is a common element, yes: the Horizontal Property Law requires an owners' meeting resolution for work on common elements. The administrator can tell you the majority needed in your case. If the terrace is wholly private, the community rules may still set conditions on appearance.

Can you pave a communal pool area in Benalmádena?

Yes. Communal pool surrounds are a common request here. We recommend a slip-resistance class 3 surface, as required by the Building Code where it applies, and we plan the falls so that water drains away from the edge rather than standing on the paving.

Do you work in Arroyo de la Miel and Benalmádena Pueblo as well as the coast?

Yes. We cover the whole municipality, including Arroyo de la Miel, Benalmádena Pueblo, Benalmádena Costa, Torrequebrada, La Capellanía and Torremuelle. Access conditions differ between areas, so tell us how a van can reach the property.

Can the work happen while I am abroad?

Yes, provided someone can give us access, such as a property manager, neighbour or concierge. We send photographs at each finished stage and confirm any change to the agreed scope in writing before carrying it out.

Who applies to the town hall for the paving?

The current municipal ordinance sets the procedure for a given outdoor paving job in Benalmádena, and the town hall can confirm which route applies. We do not draft projects or file applications, but we provide the scope and material details that you or your administrator need for it.

My ground-floor terrace collects water. Can you fix that?

Usually by rebuilding the surface with a proper fall towards a drain or a safe edge. If the paving itself is fine and only the base has dropped, the repair route on our sister site for drainage and standing water may be more suitable.

Will the new paving match the rest of the complex?

We can source a format and colour close to what is already there, but exact matches with older paving are not always possible. If the community requires uniformity, we discuss options with the administrator before ordering material.

What is the best way to send you details?

Photos from several angles, a close-up of the surface, approximate measurements and a short note on access are enough to start. If the job is communal, include the administrator's contact so we can address their questions directly.

Can you replace tiles on a porch with pavers?

Yes, provided the base underneath can take it or can be rebuilt. We lift the old tiles, check the levels against the door threshold and lay pavers or slabs with the fall away from the house.

Where can I see what affects the price?

Our sister site lists the factors that move the cost, such as area, access, base condition and edges. We do not publish figures on this site; after seeing your photos we send a written quote.
